Project Overview
This project involved piling, construction of the substructure and superstructure, services and fit-out for four office buildings at Downtown Jebel Ali.
Each building contains two basements, a ground floor, a mezzanine floor, two podium levels, two business centres, 12 typical floors, and a mechanical floor with a built-up area of around 198,000 square metres.
The shell and core structure has post tensioned slabs supported on stand-alone columns. Common basements sit on pile caps with a 50 centimetre thick raft on top.
The buildings are enveloped with glazed curtain walling, and the front has continuous curtain walls covering the gaps between the buildings, which are supported with special designed structural steel elements. Finishes were limited to the core area, with corridors based on a layout for six offices.
The scope of work also included mechanical, electrical and utility systems. The enabling works package consisted of major earthworks, a shoring system, piling works, and a dewatering system.
